Rising costs and difficulties in finding suitable land are pushing tourism investors in Turkey toward a strategy of purchasing existing hotels rather than new construction projects. It is projected that 280 new hotels will open by the end of 2027, with an investment volume exceeding $3 billion.

Investment trends in Turkey's tourism sector are shifting; due to rising costs and land constraints, investors prefer to purchase existing facilities instead of building new hotels from scratch. It is noted that international hotel chains are also conducting negotiations with existing hotels as part of their growth plans.

According to research conducted by Turizm Databank, as of October 22, 2026, 280 new hotels are expected to enter service across Turkey by the end of 2027. The total investment expenditure for these projects is estimated to exceed $3 billion. Çiğdem Türkyılmaz, Chairperson of the Board of Servus International, emphasized that finding suitable land for new hotel construction is becoming increasingly difficult, especially in large cities and popular tourism centers.

Türkyılmaz stated that there is an investment expectation of approximately 7,000 beds in Istanbul alone for 2027, but a slowdown has been observed in general investments. Within this landscape, the growth targets of international chains such as Accor in the Turkish market continue; the company announced plans to make 24 new hotel investments by 2030.
