xAI is buying out homeowners who promise not to sue over data center noise

MZX, an affiliate of Elon Musk's artificial intelligence company xAI, has moved to purchase hundreds of homes in the Southaven area of Mississippi. Acceptance of the offer requires homeowners to pledge that they will not join lawsuits against the company over noise and vibrations caused by the nearby data center and natural gas turbine power plant, and that they will waive their rights.

According to reports from The Guardian and the Mississippi Free Press, a real estate agent going door-to-door in the area stated that xAI plans to buy a total of 418 homes and that 18 homeowners have already reached an agreement for sale. Tenants in the area who do not own homes reported that after homeowners approved the sales, they were given a 60-day eviction notice and forced to leave the region.

Letters sent by MZX to households stated that the company denies the allegations but needs real estate for commercial purposes. The letter explicitly stated that the purchase of properties in Southaven is contingent upon signing a separate release agreement that includes waiving all claims regarding the facility, including the Haley lawsuit. It was emphasized that individuals who sign this agreement will not receive any compensation from the Haley lawsuit and will not be able to file lawsuits on their own behalf.
