August 2026 residential rent report released: Istanbul diverged from other provinces
While rents across Turkey lagged behind inflation, Istanbul became the only major city to record a real annual rent increase.
According to the newly published rent report, the average residential rent across Turkey was determined as 28,040 TL, while Istanbul significantly diverged from other provinces at 45,510 TL, becoming the only major city to experience a real increase.
Turkey-Wide Rent Data
According to the data prepared for the August 2026 period, the average residential rent across Turkey materialized at the 28,040 TL level.
Residential rents nationwide increased by a nominal rate of 22.3 percent on an annual basis.
Real Decline Trend
When the inflation effect is factored out, a real decrease of 7.1 percent was observed in rents across Turkey.
This clearly demonstrated that despite the continued increase in rental prices, they remained behind the general inflation rate.
Market Situation in Istanbul
Diverging from the general picture, the average residential rent in Istanbul reached the 45,510 TL level, and the annual nominal increase was calculated as 44.0 percent.
Istanbul's inflation-adjusted rent increase materialized at a rate of 9.4 percent.
Rent Rankings in Major Cities
As of August 2026, the highest average rent following Istanbul was seen in Muğla with 40,940 TL.
Muğla was followed by Ankara with 34,440 TL, İzmir with 33,369 TL, Antalya with 29,306 TL, and Bursa with 24,207 TL.
Real Changes in Other Major Cities
While the nominal increase in Ankara was 20.5 percent, the real change was recorded as an 8.5 percent decrease.
Real rent decreases of 9.4 percent in İzmir, 5.7 percent in Antalya, and 10.8 percent in Bursa were experienced.
