Central Bank Announces August 2026 House Price and Rent Indices

According to data published by the CBRT, house prices rose by 0.9 percent month-on-month in August, while continuing their downward trend in real terms.

According to data for August 2026 announced by the Central Bank of the Republic of Turkey, house prices increased by 0.9 percent compared to the previous month. While the nominal increase was recorded at 23 percent, a decline of 6.5 percent was experienced in real terms.

Price Developments in August

The Central Bank of the Republic of Turkey shared the House Price Index data for the August 2026 period. Accordingly, house prices registered an increase of 0.9 percent compared to the previous month.

Annual and Real Change Rates

The HPI showed a nominal increase of 23 percent compared to the same month of the previous year. In real terms, it experienced a decrease of 6.5 percent, marking a real decline in housing in 29 out of the last 30 months.

Annual Price Changes by Region

When annual changes are examined on a regional basis, the highest increase was seen in the region of Bingöl, Elazığ, Malatya, Tunceli, Van, Bitlis, Hakkâri, and Muş with 27.0 percent. The lowest annual increase was detected in the region of Edirne, Kırklareli, and Tekirdağ with 13.0 percent.

Situation in the Three Major Metropolitan Cities

In August, house prices increased by 1.9 percent in Istanbul, 1.5 percent in Ankara, and 2.7 percent in İzmir compared to the previous month. The annual increases were 26.3 percent in Istanbul, 24.8 percent in Ankara, and 23.3 percent in İzmir.

New Tenant Rent Index Data

The New Tenant Rent Index rose by 2.3 percent in August compared to the previous month. On an annual basis, it increased by 26.4 percent nominally, while falling by 3.9 percent in real terms.

Regional and Urban Distribution in Rents

Monthly rent increases were realized as 4.9 percent in Istanbul, 2.6 percent in Ankara, and 5.4 percent in İzmir. On an annual basis, the fastest rent increase was seen in Istanbul with 34.5 percent, and the lowest increase was observed in Edirne, Kırklareli, and Tekirdağ with 17.3 percent.
