Real Losses Continue According to Housing Price Index Data
According to Central Bank data, the annual real decline in housing prices continued in August 2026, reaching its ninth month.
According to the August 2026 housing price index data announced by the Central Bank of the Republic of Turkey, the series of real losses entered its ninth month despite the nominal increase in housing prices.
August 2026 Housing Price Index Changes
According to data announced by the Central Bank of the Republic of Turkey, the housing price index increased by 0.9 percent in August 2026 compared to the previous month.
While a nominal increase of 23 percent was recorded on an annual basis, housing prices experienced a real decline of 6.5 percent due to the impact of consumer inflation in the same period.
Housing Price Developments in Three Major Cities
In the August 2026 period, the housing price index in Istanbul, Ankara, and Izmir increased by 1.9 percent, 1.5 percent, and 2.7 percent, respectively, compared to the previous month.
Index values rose by 6.3 percent in Istanbul, 24.8 percent in Ankara, and 23.3 percent in Izmir compared to the same month of the previous year.
Highest and Lowest Increases on a Regional Basis
According to the Classification of Statistical Territorial Units, the highest annual increase in the August 2026 period was observed in the Bingöl, Elazığ, Malatya, Tunceli, Van, Bitlis, Hakkâri, Muş region with a rate of 27.0 percent.
The lowest annual increase was determined in the Edirne, Kırklareli, Tekirdağ region with a rate of 13.0 percent.
New Tenant Rent Index Data and Changes
The New Tenant Rent Index increased by 2.3 percent in August 2026 compared to the previous month, while the annual nominal increase stood at 26.4 percent.
Against consumer inflation, the New Tenant Rent Index recorded a real decrease of 3.9 percent.
New Tenant Rent Index in Major Cities
In the August 2026 period, the New Tenant Rent Index increased by 4.9 percent in Istanbul, 2.6 percent in Ankara, and 5.4 percent in Izmir compared to the previous month.
On an annual basis, index values increased by 34.5 percent in Istanbul, 28.3 percent in Ankara, and 25.5 percent in Izmir.
