Rental Housing Prices Rose Across Turkey

Average Price Increase
While finding a home became more difficult in metropolitan cities and university towns, rent differences between cities drew attention. The average rental housing price across the country increased by approximately 11 percent during the May-August period, rising from 25,599 liras to 28,402 liras.
Factors Increasing Demand
University preference and registration periods, public personnel appointments, and summer relocations were among the main factors increasing demand. The house-hunting process, which accelerated in July and August, was effective in pushing advertised prices upward.
Eskişehir is the Cheapest City
Among the cities analyzed, the lowest average 1+1 apartment rent was seen in Eskişehir at 15,276 liras. Eskişehir was followed by Samsun, Sakarya, Konya, Bursa, Erzurum, and Kayseri, respectively.
Cities Under 20 Thousand Liras
Alongside Eskişehir, average 1+1 apartment rent prices remained below 20,000 liras in Samsun at 15,978 liras, Sakarya at 16,494 liras, Konya at 18,335 liras, Bursa at 18,382 liras, Erzurum at 19,218 liras, and Kayseri at 19,501 liras.
Situation in Other Metropolitan Cities
The average rent for 1+1 apartments was recorded at the level of 22,400 liras in Antalya, 22,785 liras in Kocaeli, and 23,813 liras in İzmir.
Istanbul and Ankara at the Peak
In Ankara, the average 1+1 apartment rent reached 28,390 liras. In Istanbul, which took first place on the list, the average rent climbed to 35,912 liras.
Rent Difference Between Cities
The 1+1 apartment rent difference between Istanbul and Eskişehir, which has the lowest average, exceeded 20,636 liras. Rents continue to vary depending on the district, neighborhood, and building age.
