Ankara's economy is moving away from a single-center structure and spreading to specialization regions and districts. According to data from the Central Bank of the Republic of Turkey, commercial real estate prices increased by 32.5 percent annually in the second quarter of 2026.
Çankaya Stands Out in the Office and Services Sector
With a population of approximately 952 thousand, Çankaya is the city's largest district and draws attention as the region housing corporate office axes. The rise in commercial real estate prices throughout the district ensures that the commercial market here is closely monitored.
Etimesgut and Transportation Investments
Etimesgut stands out among residential and housing areas with a population of approximately 632 thousand. While transportation investments play a critical role in the district's future, projected rail system lines will bring mobility to the region.
