New Home Sales in the US Hit a Yearly Peak in August

According to released federal data, new home sales in the US recorded an increase of 6.4 percent in August, reaching an annualized rate of 684,000 and hitting the highest level of the year.

Sales Outpaced Expectations

According to official data published by the federal government, the increase in new home sales significantly exceeded expectations. While the median forecast of expert economists participating in a Bloomberg survey was 616,000, the actual figure came in well above this expectation.

Notable Drop in Prices

While activity in sales continued during the past period, a decline was recorded in median home prices. The median selling price decreased by 5.8 percent compared to the same period of the previous year, falling to $393,700, marking the largest price drop since July 2025.

Impact of Incentives May Be Short-Lived

This increase observed in August clearly reflects the efforts of homebuilders to stimulate demand through various incentives. However, experts warn that this activity may not be permanent.

Interest Rates and High Prices Create Pressure

Mortgage interest rates rising above 7 percent since the period in question triggered the highest level in the last two years. In addition, home prices continue to remain roughly 20 percent higher compared to the pre-pandemic period.
