August 2026 Rent Report: Average Rent Prices in Istanbul
According to Emlakjet data, while rents across Turkey remained below inflation, Istanbul became the only major city to experience a real increase on an annual basis.

The August 2026 Rent Report, prepared by the real estate decision platform Emlakjet using Endeksa data, has been published. The report revealed that rental increases across Turkey remained below inflation, while rents in Istanbul also rose in real terms.
Turkey-Wide Rent Averages
As of August 2026, the average residential rent across Turkey was calculated at 28,040 TL. Residential rents increased nominally by 22.3% over the past year, while declining by 7.1% when adjusted for inflation.
Real Rent Increase in Istanbul
The average residential rent in Istanbul reached 45,510 TL. The annual nominal rent increase was 44%, and the real rent increase stood at 9.4%. Istanbul was the only city among the five major cities to record a real rent increase on an annual basis.
Current Rent Figures in Major Cities
As of August 2026, the city with the highest average residential rent was Istanbul at 45,510 TL. Istanbul was followed by Muğla with 40,940 TL, Ankara with 34,440 TL, Izmir with 33,369 TL, and Antalya with 29,306 TL.
