BETAM September 2026 Housing Market Report Published
According to the September 2026 report prepared by the Bahçeşehir University Center for Economic and Social Research, real housing prices for sale showed a slight decline on a monthly basis.
The Bahçeşehir University Center for Economic and Social Research (BETAM) has shared its housing market outlook report for sale and rent for the September 2026 period with the public. According to the report, the real housing price index for sale in August recorded a decrease of -0.3 percent compared to the previous month.
Changes in Housing Prices for Sale
According to the report published by the Bahçeşehir University Center for Economic and Social Research, the real housing price index for sale in August 2026 decreased by -0.3 percent compared to the previous month. On an annual basis, real housing prices declined by -8.4 percent across the country.
Real Price Situation in the Three Major Cities
The rates of change in annual real housing prices varied across major cities. This rate was -5.2 percent in Istanbul, -2.9 percent in Ankara, and -9.8 percent in Izmir.
Current Prices and Square Meter Values
Current housing prices increased across the country and in the three major cities. While the annual current price increase across the country was 20.4 percent, the average current price per square meter for housing listings for sale was calculated at 45,792 TL across Turkey.
Housing Demand and Closed Listing Age
In the August 2026 period, the housing demand index increased by 11.5 percent compared to the previous month. The age of closed listings was recorded as an average of 54.2 days across the country.
Rental Housing Market and Real Rents
While real rents across the country fell compared to the previous month, the annual real rent change across Turkey was -6.6 percent. The annual real rent change was -8 percent in Ankara, 5.8 percent in Istanbul, and -10.5 percent in Izmir.
Current Rental Housing Prices
In August, current rental prices recorded an increase across the country and in major cities. The average rental housing listing price per square meter was 297.4 TL across the country and 463.9 TL in Istanbul.
