The Central Bank of the Republic of Turkey published a comprehensive report examining the effects of increased housing supply and return migration waves on rental inflation in the earthquake zone.

Reconstruction and Housing Supply

Market changes were addressed in the report titled "Earthquake Zone Housing Supply and Regional Rental Inflation Developments" published by the Central Bank of the Republic of Turkey.

The report emphasized that housing supply in the earthquake region has increased rapidly thanks to public-led reconstruction activities.

Increase in Occupancy Permits

According to the data obtained, the share of the earthquake region in Turkey-wide occupancy permits recorded a serious increase compared to previous periods.

This share, which was around 12 percent before the earthquake, exceeded 20 percent in 2025, revealing the recovery in the market.

Slowdown in Rental Inflation

This strong recovery in housing supply directly reflected on the rate of rent increases, and inflation in earthquake-affected provinces entered a downward trend.

With the year 2025, when housing deliveries accelerated, balancing processes in the rental housing market in the region became visible.

Effects of Return Migration

Rental inflation in provinces indirectly affected by the earthquake also materialized at significantly lower levels in 2026.

The report stated that with the improvement of the housing stock, the demand for rental housing in immigration-receiving provinces decreased through return migration.
